Who Needs an SB 326 / SB 721 Deadline Check

Board members trying to confirm a next reserve-study line item, property managers juggling multiple buildings, and rental owners who aren't sure whether their last inspection is still current all land on the same question: which statute applies, and when is the next deadline. This tool answers both in a few seconds.

How This Checker Works

SB 326 (Civil Code § 5551) required most HOAs to complete a first inspection by January 1, 2025, recurring every nine years from that completion date. SB 721 (Health & Safety Code § 17973) required a first inspection by January 1, 2026 for qualifying rental buildings, recurring every six years. If you enter a last-inspection date, the tool projects your next cycle date from it; without one, it shows the statewide first-inspection deadline so you know whether your property is likely still owed its first inspection.

Frequently Asked Questions (FAQ)

Is this deadline checker an official compliance determination?+

No. It is a free planning tool based on the general statutory rules in Civil Code § 5551 (SB 326) and Health & Safety Code § 17973 (SB 721). Your property's actual obligations depend on facts this tool does not evaluate — confirm with a licensed engineer, architect, or your association's counsel.

What if I don't know my property's last inspection date?+

Leave that field blank. The tool will still tell you which statute applies and the statewide first-inspection deadline (January 1, 2025 for SB 326, January 1, 2026 for SB 721) so you know whether your property is likely already in its recurring cycle or still owes its first inspection.

Does the checker store or send my property information anywhere?+

The calculation runs entirely in your browser and nothing you enter into the checker fields is transmitted or saved. If you want a firm quote afterward, that's a separate, optional step through our quote request form.
